2. Rental History:
• No evictions in the last 7 years
• Landlord provide good reference
• No monies owed to rental property/landlord
3. Credit History:
• No Credit Score - Each applicant will be evaluated upon his/her own merits and other determining factors will be considered with increased security deposit or co-signer.
• 650 or higher - Criteria met
• 600 - 649 - Criteria met with co-signer or increased security deposit
• 550 - 599 - Each applicant will be evaluated upon his/her own merits and other determining factors will be considered with increased security deposit or co-signer.
• Any open bankruptcies - Criteria not met
• Any discharged bankruptcies within the last 1 year - Each applicant will be evaluated upon his/her own merits and other determining factors will be considered.
4. Criminal Background:
• Felony conviction in the last 7 years - Criteria not met
• Misdemeanor convictions for any sexual offenses, violent offenses, and/or weapon offenses within the last 7 years - Criteria not met
• Misdemeanor convictions for any criminal mischief, dishonesty/fraud, drug possessions, drug trafficking/manufacturing, marijuana trafficking/manufacturing, other drug offenses, other crimes against persons, and/or other crimes against property within the last 5 years - Criteria not met
• Misdemeanor convictions for anything not listed within the last 5 years - Landlord reserves the right to deny tenancy based upon a past offense that, if repeated, might subject the Landlord's property, its existing tenants, their personal property and guests to harm. Each applicant will be evaluated upon his/her own merits and other determining factors will be considered, but Landlord will not put current tenants and/or staff at undue risk.
REQUIREMENTS FOR CO-SIGNER APPLICANTS:
1. Income: Applicant's combined gross income is at least three and a half (3.5) times the monthly rent amount.
2. Credit History:
No Credit Score - Criteria not met
600 or higher - Criteria met
599 or lower - Criteria not met
Any open bankruptcies - Criteria not met
Any discharged bankruptcies within the last 11 month period Criteria not met
ACCURACY OF INFORMATION:
Each applicant is to provide accurate information regarding rental history, residential history, employment/income, and criminal history. If you provide inaccurate/false information, your application may be denied. Please see application packet for additional information.
INCOMPLETE APPLICATIONS:
Applicants will be notified via email of any missing/incomplete items and will be given 5 business days to respond with required items. Once we receive the required items, we can start the background check process. Otherwise, if you do not provide the required documents/information, your application will likely be denied for being incomplete and/or not having the required information.
DELAYS WITH BACKGROUND CHECKS:
California courts changed the parameters for our background check researchers to process criminal checks which creates a delay in the processing times for criminal background checks. Additionally, courts throughout the U.S. may have longer turnaround times due to limited access from COVID-19 restrictions, staffing issues, or weather conditions. We apologize for any inconvenience these delays may cause during the screening process.
