RENTAL REQUIREMENTS

1. Income: Applicant's combined gross income is at least two and a half (2.5) times the monthly rent amount.

2. Rental History: 
• No evictions in the last 7 years
• Landlord provide good reference
• No monies owed to rental property/landlord

3. Credit History:
• No Credit Score - Each applicant will be evaluated upon his/her own merits and other determining factors will be considered with increased security deposit or co-signer.
• 650 or higher - Criteria met
• 600 - 649 - Criteria met with co-signer or increased security deposit
• 550 - 599 - Each applicant will be evaluated upon his/her own merits and other determining factors will be considered with increased security deposit or co-signer. 
• Any open bankruptcies - Criteria not met 
• Any discharged bankruptcies within the last 1 year - Each applicant will be evaluated upon his/her own merits and other determining factors will be considered.

4. Criminal Background: 
• Felony conviction in the last 7 years - Criteria not met
• Misdemeanor convictions for any sexual offenses, violent offenses, and/or weapon offenses within the last 7 years - Criteria not met
• Misdemeanor convictions for any criminal mischief, dishonesty/fraud, drug possessions, drug trafficking/manufacturing, marijuana trafficking/manufacturing, other drug offenses, other crimes against persons, and/or other crimes against property within the last 5 years - Criteria not met
• Misdemeanor convictions for anything not listed within the last 5 years - Landlord reserves the right to deny tenancy based upon a past offense that, if repeated, might subject the Landlord's property, its existing tenants, their personal property and guests to harm. Each applicant will be evaluated upon his/her own merits and other determining factors will be considered, but Landlord will not put current tenants and/or staff at undue risk. 

REQUIREMENTS FOR CO-SIGNER APPLICANTS: 

1. Income: Applicant's combined gross income is at least three and a half (3.5) times the monthly rent amount.

2. Credit History:
       No Credit Score - Criteria not met
       600 or higher - Criteria met
       599 or lower - Criteria not met 
       Any open bankruptcies - Criteria not met 
       Any discharged bankruptcies within the last 11 month period        Criteria not met

ACCURACY OF INFORMATION: Each applicant is to provide accurate information regarding rental history, residential history, employment/income, and criminal history.  If you provide inaccurate/false information, your application may be denied. Please see application packet for additional information.

INCOMPLETE APPLICATIONS: Applicants will be notified via email of any missing/incomplete items and will be given 5 business days to respond with required items. Once we receive the required items, we can start the background check process. Otherwise, if you do not provide the required documents/information, your application will likely be denied for being incomplete and/or not having the required information.

DELAYS WITH BACKGROUND CHECKS: California courts changed the parameters for our background check researchers to process criminal checks which creates a delay in the processing times for criminal background checks. Additionally, courts throughout the U.S. may have longer turnaround times due to limited access from COVID-19 restrictions, staffing issues, or weather conditions. We apologize for any inconvenience these delays may cause during the screening process.

APPLICATION PROCESS

1) What is the application fee?

For a printable PDF paper copy, the fee is a $30.00 fee per adult. Pay by money-orders only. For the online version, the fee is $35.00 per adult. Pay by credit/debit card. 

2) What if I own a business or I am self-employed, can I use my tax information as proof of income?

Yes, as long as it shows your current source of income and is a valid tax form.

NEIGHBORHOOD: SECURITY AND CRIME

1) How’s the neighborhood, is there a lot of crime?

We do our best to keep a quiet and peaceful community. We have on-site personnel available.

2) Do you have security service?

Yes. We have a courtesy patrol for after hours and security cameras that record 24- hours a day.

PARKING

1) Is there assigned parking? 

Yes, one covered parking space.

2) How many parking spots do we get? 

One covered assigned parking and there is extra uncovered parking available on a first come basis.

3) Is there a limit to the number of vehicles we can have on the property?

Yes, the limit is 3 per household, all others must park on the street. All tenant or occupant vehicles must be registered and operable and display an NSR parking permit. NO TRAILERS or RVs.

PET POLICY

1) Do you allow pets?  

Only small fish and reptiles in a 10 gallon tank or less.

2) Can our guest bring their pets over to visit?

Not unless the animal falls under the ADA laws regarding Service Dogs or Emotional Support Animal.

RECREATIONAL

1) Do you allow BBQ’s?

Yes, but must be a small portable gas grill and in the designated areas only. (Not in patio/balconies)

2) Can we have birthday parties on the lawns?

Yes, but you must follow the rules regarding use of common areas listed under section House Rules of the Lease Agreement.

RENT

1) When is rent due?

Rent is always due on the first and payable in advance.

RENTAL REQUIREMENTS

1) Do you accept Section 8 or Central Valley Housing as a source of income?

Yes, the approved voucher with specified dollar amount will be added to the total household income. 

2) Do you accept cash aid, disability, and unemployment as a source of income?

Yes, this will be added to the total household income.

3) How many people can live in an apartment?

Usually two persons per bedroom plus one.

4) What if our credit is bad or we have no credit?

We may require a co-signer or higher deposit.

5) What if we don't have rental history?

We may require a co-signer or higher deposit.

UTILITIES

1) Do we pay for utilities?

Yes, for the gas and electric services through PG&E, but we pay for water, sewage and garbage.

1) Where can I find the privacy policy for your property?

You can request a copy of the policy from the rental office at 405 Eastwood Avenue #302, Manteca, CA.
